California Home Sales and Prices Rose in August, C.A.R. Reports

California's housing market posted a modest gain in August, with both sales and the median price of existing single-family homes rising from July, the California Association of Realtors (C.A.R.) reported this week.

Statewide, the median sold price of an existing single-family home was $901,420 in August — up 1.6% from July and essentially flat (up 0.1%) compared with August 2025. Sales rose 2.4% month over month and 1.4% year over year, an encouraging sign given the pressure from elevated mortgage rates.

In the Los Angeles Metro Area, the median price held at $850,000, up 0.1% from July and up 1.2% from a year ago, while sales declined 3.8% year over year. Across Southern California, the median reached $900,000 — up 2.9% from a year earlier — though sales were down 4.8% year over year.

The takeaway for South Bay watchers: prices are holding or edging up while sales volume stays soft, a pattern that favors sellers on price but gives patient, well-qualified buyers negotiating room on terms. Higher borrowing costs are keeping a lid on transaction counts, not pushing prices down.
